Qualifying Criteria

Eureka Management and this community comply with all federal, state and local regulations regarding fair housing for all applicants and residents. Regardless of race, color, religion, sex, national origin, familial status or handicap.

Age Requirements:
Lease Holders must be 18 years of age. All lease holders and occupants age 18 years or older are required to submit an application for approval.

Credit:
Our credit reporting agency evaluates credit and rental history for indicators of future rent payment performance. An unsatisfactory finding may result in the requirement of an additional deposit, guarantor, or denial. An applicant with no established credit history may be required to provide a guarantor or an additional deposit.

Forms of Payment:
Rent payments may be made in person by money order or cashier check. Also, online at www.livemarbella.com through our resident portal. Personal checks will be an accepted form of payment upon positive verification of checks writing. Unsatisfactory findings require payments to be made by cashier check or money order only throughout the entire TAA Lease Contract.

Rental History:
Applicants with no rental history will require a higher NON-REFUNDABLE FEE. Any debt/collections/broken leases to a landlord will require a $500 non-refundable fee. No more than one housing debt will be considered. Any and all fees are not considered a form of rent payment during any and all lease contract unless contract is unsatisfied and all monies become forfeit/liquidated as damages. Unpaid collections/debt to no more than one landlord may be acceptable with an additional fee, depending on credit risk factor and VERIFIABLE re-established rental history from another apartment community of at least 12 months with no more than 4 discrepancies (i.e.: late payments, NSF, etc.).

Criminal:
Applications/background checks showing felonies involving violence against person(s) and all sex and drug related charges will be denied due to criminal convictions. Any misdemeanor(s) related to violence, damage (of any kind) or attempt to distribute narcotics will be denied. All other misdemeanor(s) may require a higher NON-REFUNDABLE FEE.

Income:
Each household must show proof of 2.5 times the rent. Proof of income include paycheck stubs or previous years' income tax return (if selfemployed), and/or an offer letter of future employment, are acceptable verification of both income and employment.

Cosigner/Guarantor:
If a prospective lease holder does/does not satisfy the income criteria, a guarantor may be required. If a guarantor is required, they must show a monthly income of 3 times the market rent.

Pets:
No exotic pets are allowed. $200 per pet (non-refundable). Pets must be under 100lbs and registered as non-aggressive by veterinarians. All pets that are deemed as aggressive (whether full blooded or partial) are not allowed on property. No visiting animals allowed. Examples of aggressive breeds are as follows, but not limited to: Pit bull.

Move-In Monies:
ALL MOVE-IN MONIES MUST BE PAID BY CERTIFIED FUNDS OR MONEY ORDER ONLY.

Promotions, specials and pricing is subject to change without notification. Move in specials offered to well-qualified applicants. Applicants with discrepancies in rental history/credit may not qualify to receive any concessions.

I understand and accept these qualifying standards and have truthfully answered all questions on my rental application or otherwise during the application process. Further, I understand that falsification of rental application information will lead to denial of rental. I give the apartments or its agent's permission to verify all information on the application, including criminal history, credit history, residency, employment, and all other information. Applications hereby authorizes the owner/owners managing agent to use such consumer reporting agency designated by owner/owners managing agent to use such consumer report in attempting to collect any amount due and owing under the rental application, the lease (to be executed after the rental application is approved) or for other permissible purposes. Any changes to the lease term, move in date or apartment home selected may result in an adjusted rental rate or an additional deposit required. If adjusted, the income requirements must be met for the new rental rate.
